It was all smiles when Ina la (a disability service provider) received the keys to their new community group home recently. The design is fundamental to ensuring that tall quality residential protection is everlasting possible. With over 100 projects completed to date, Kennedy Associates have extensive experience across these accommodation models. The project has been carefully designed to labor within building envelopes and the requirements of the Apartment Design Guide. This award recognizes the community housing industry’s achievements in developing new, well designed and integrated social or affordable housing projects. This award is presented to the community housing provider whose development showcases excellent design and sustainability standards, integrates well into the locality and delivers value for money. Designed to bear moderate density, low cost housing in a residential setting the development sits healthy in its context, presenting to the street as a series of two storeys conventional dwellings. However, the facility has also been designed to accommodate a long range of other activities, from seminars to weddings. The building comprises a 345m2 structure which houses one important 105m2 space, with supporting facilities including staff offices and kitchen. This was achieved through, among st other things, siting the new building in the location of an existing structure, recycling the steel structure and aluminum windows from the former building, the use of low maintenance materials, the thermal management of the building via a ground coupled, water based air conditioning system and the inclusion of a series of plywood clad, vertical wall openings that act as alternatives to conventionally glazed windows. In keeping with its setting and environmental agenda, the building uses a steel frame which is then clad in a combination of vertical and horizontal radially Sunrise Silvertop Ash plantation timber, constructed of overlapping firm timber slats that will be allowed to age to a soft Frey, enhancing the bush setting as well as removing the need for the use of environmentally damaging finishes. The key design innovation in the project is the treatment of the roofs of the two rear additions.
